Tenant Information

Viewings

We take full details from prospective tenants before a viewing is conducted. They must inform us how many people will be residing in the property and whether there are any children, pets or smokers. Viewings will be arranged through ourselves Monday to Friday - 9am to 5.00 pm and Saturday morning - by appointment only. 

Reserving a Property

Once you have decided to take a property, we ask you to pay the agency fee.  You will then need to complete a reference application form.  Each tenant will need to complete these forms to enable us to forward these to Letsure an independent referencing service that carry out this service on our behalf. All application forms must be returned to the office within 48 hours.  In addition to a Credit Score we will require an employer's or accountant's reference and, if relevant, one from your current landlord. In some cases where it is not possible to obtain a suitable financial reference, we may ask for a guarantor and take up a financial reference on that person.  At least one week should normally be allowed for us to receive references replies.

You should be aware that once you pay the agency fee the property is taken off our list as being available for rent.  This does not affect the rights of either you or the landlord to withdraw at any time. If you withdraw prior to signing a Tenancy Agreement your agency fee will be retained.  

Deposit

The security deposit, which is the equivalent of one and a half month’s rent for the property is payable in cleared funds by the start of the Tenancy.  The security deposit is held in accordance with the Housing Act 2004, Tenant Deposit Scheme, full details of which will be supplied to you. The deposit is refundable at the end of the tenancy upon compliance with the terms and conditions as set out in the Tenancy Agreement.  A draft copy of the tenancy Agreement, you will be asked to sign prior to the commencement of the tenancy, is available at our office for your perusal at any time during normal working hours.  We will also be able to answer any queries you may have about the Tenancy Agreement. 

Furniture and Furnishings

If you are unsure what furniture or furnishings are included at the property please contact LD Property Management who will be happy to confirm.  

Insurance

You may wish to be included, at your expense, in a block tenants contents insurance policy. This provides £5,000.00 of cover for your own contents.  This policy also provides cover for up to £2,500.00 in respect of accidental damage done to the Landlord’s contents, fixtures, fittings and building.  This may help protect your deposit.  As you are aware the premium covers one year.  If the tenancy is for a shorter period and you leave the property before the year expires we are unable to obtain any refund of the premium.  Cover is granted on the basis that you can comply with the Terms and Conditions of the Policy, a copy of which is available for your perusal.  The Policy Schedule will be sent to you once the Tenancy has commenced.

Moving In

When satisfactory references have been received, we will draw up the Tenancy Agreement, in the same format as the draft copy you have already seen at our office.  We make an appointment for all the named tenants to come into the office to read and sign the Agreement.  At this time, the tenants must pay one month’s rent (or an apportioned amount to the end of the month) and the deposit and any additional monies due.  If you move in on or after the twentieth of the month you will be required to pay for the initial period up until the end of the month as well as the full rent for the following month.  On a Tenant Find Only Tenancy one full months rent will be paid at the start of your Tenancy and thereafter a standing order will be set up for the same day each month. The whole of this initial payment must be made in cleared funds such as by cash, banker’s draft or debit card.  Thereafter, the rent is payable on the first day of every month by bank Standing Order and tenants will complete a Mandate on the signing of this Tenancy Agreement. Sharers must nominate only one bank account for this purpose. 

Credit/Debit Cards

We are able to accept payment in the office at any time for deposits, fees or rent by credit cards or debit cards although in addition to your total invoice cost there will be an administration charge of 3.5% of the invoice total, which will be added on to your credit card debit slip at the time of paying. Please note there are no charges for payment by debit cards.  

Moving Out

The Tenancy Agreement unless otherwise stated is for an initial period of six months.  After this six month period the Tenancy will continue on a periodic basis until TWO MONTHS notice is giving by either party IN WRITING. Should you withdraw your Notice after we have commenced remarketing of the property an administration fee will be payable.  When vacating a property that is managed by LD Property Management a check out fee will be deducted from the security deposit.
